We often talk about how different a real property purchase is from buying personal property. For example, if you’re selling your car, you do everything you can to make sure it looks its best in hopes of appealing to potential buyers.

Believe it or not, some sellers don’t subscribe to that same belief when selling their home, which can cause buyers to pass them by. A few minor touches can make the difference in convincing a buyer that your home is the right home.

While professional home stagers and interior consultants can provide valuable information on exactly how to “stage” your home to make it more appealing, it’s not completely necessary. However, a good consultant can help to maximize the space and possibilities of your home in a buyer’s eyes.

If your budget doesn’t quite have room for a professional, you should still consider these tips before the door is open and the buyers come pouring through.

1. Declutter, and then declutter some more.

You’re going to move anyway, so why not pack up any items that are not vital to your comfort as you await that purchase offer. Minimize the amount of knick-knacks, extra furniture (IE: That nice chair nobody sits in), and general “stuff”, especially if you find it’s been sitting around for so long you can’t remember when or how it got there.

This also goes for closets, bedrooms, bathrooms, and especially kitchens.

2. Speaking of bathrooms and kitchens…

These areas should always (ALWAYS!) look their absolute best. Clean counters, decluttered refrigerator doors (Yes, take down those magnets, calendars, and recipes), garbage emptied, and food items and dishes put away. Remove all personal hygiene items from the bathroom counters. This includes toothbrushes, toothpaste, deodorant, and any other personal items.

Why? 

Because you’re trying to create an environment where the buyer can imagine themselves in your home. Yes, it’s understandable that you still live there, and you don’t have to completely de-personalize and sterilize your home, but personal bathroom items give a subconscious reminder to their imagination that they are in someone else’s house. It may sound a bit strange at first, but trust us on this one!

3. Curb Appeal

We’re not asking you to completely re-landscape your property, but it’s a good idea to spruce up the outside as well as the inside.
